St. John, located just two miles east of St. Thomas, is a true hidden gem. St. John is considered the “crown jewel” of the US Virgin Islands and is comprised mostly of National Park land. An additional 13,000 submerged acres were added as “Virgin Islands Coral Reef National Monument.” St. Thomas and St. Croix each have over 50,000 citizens. St. John is home to less than 5,000 residents; this difference alone makes it a peaceful island with the feel of a village. In 2018, the average St. John homes for sale had a listing price of $2,104,000 which has fallen approximately 13% in 2018 compared to 2017. In 2018, the average home sold for $1.049M. The average number of days that a property remains on the market is 240 days. While the overall number of condominiums sold has decreased by 14%, the current market is seeing positive trends which is great news for sellers.
The main opportunities for employment include positions with the National Park Service, tourist industry, the medical clinic, and retail sales. If you’re due to retire from your 9 to 5 job and aren’t quite ready to own property, a vacation rental may be an option to consider. The sale of commercial and land properties is showing signs of recovery as new land listings increased by 9% in 2018. In 2020, there has been activity in all price points of the real estate market, with a boost in the high-end market — the average residential sales price is just under $1.3M for 2020 to date.
Things to Do In St. John
You can reach St. John by ferry or private boat. With its pristine beaches, beautiful architecture, incredible cuisine and miles of undeveloped shoreline, St. John is an amazing place.
The Virgin Islands National Park is among the prettiest of US National Parks. The ‘park’ includes over 60% of the island of St. John with hiking trails, plantation ruins, petroglyphs, beaches, and campgrounds. Thousands of acres of the park are protected waters surrounding St. John. It is the most welcoming aura of all four of the Virgin Islands and is truly a magical destination.
On the west side of the island is Mongoose Junction with an incredible collection of shops and restaurants located in a unique and tropical setting and it just steps away from Cruz Bay ferry terminal, it is definitely a must see.
Wharfside Village is a must see as well. Located along the waters of Cruz Bay, its restaurants, bars, galleries and water sport centers are closely connected under a canopy of the sea grape trees along the waters of Cruz Bay. Under terra cotta tiles and Wharfside walkways your tropical experience here will long be remembered.
